We understand where that question comes from. Looking for a rental can be frustrating, and nobody wants to spend time filling out paperwork if they aren't sure a property is the right fit.
At Novich Property Management, we require a preliminary application before scheduling showings for a few simple reasons.
It Saves Everyone Time
Many of the homes we manage are occupied by current tenants or homeowners. Scheduling showings requires coordinating schedules, providing notice, and sometimes traveling to properties throughout Madison and Beaverhead Counties.
By reviewing a basic application first, we can quickly determine whether the property is likely to be a good fit based on factors such as occupancy limits, pet policies, income requirements, and move-in timelines. This helps prevent applicants from spending time viewing a home that may not meet their needs or qualifications.
It Helps Us Protect Our Residents
Many of our properties are occupied when they are listed. Requiring an application before a showing helps us limit unnecessary traffic through someone's home and ensures we are showing properties to individuals who are genuinely interested and potentially qualified.
No Credit or Background Check at This Stage
This is the part many people don't realize.
Our initial application is simply a screening tool. We do not run a credit check or background check when you first apply to view a property.
The preliminary application allows us to gather basic information and determine whether the property appears to be a good match. If you decide to move forward after viewing the property, and if you are selected as a prospective tenant, that's when the formal screening process begins.
We Want the Process to Be Fair
Using the same application process for every applicant helps us remain consistent and fair. Everyone is evaluated using the same criteria, regardless of how they found the property or who referred them.
